Community Developer's Forum Held
City Planner Brian Shea was at the forefront of a quorum organized by Mayor Cantú and City Council in order to inform local and area developers of procedures that need to be in place to expedite the approval of future project applications and approval from Planning & Zoning.
Shea shared a checklist that developers must comply with in order to begin the process of beginning a new project.
Then developers were given the opportunity to voice their concerns on the process itself to which they said that wait time for such approval is sometimes very lengthy until it gets approved by Planning & Zoning and city council.
The forum discussed ideas to shorten the time, however, developers were informed that there are times when the application is incomplete which will make the planning department return the application.
A bevy of our most notable local developers were on hand and Gene Mireles in particular noted that he had to wait two years to get approval for a project which he felt was unacceptable.
City Councilman Luis Sifuentes pointed out that there had been a presentation not too long ago from a company that showed council economic development tools, "However we did not move as a council to look further into this, maybe we should revisit this in order to encourage development. The cost to develop land has gone up so consequently, this is going to translate into higher costs for individual lots."
Sifuentes says that this is adversely affecting low-income families from building homes in better residential areas.
"The price of a lot has gone up so much (in some areas as much as $45,000 for the lot alone), you're keeping low-income families from affording a $100,000.00 home."
He concluded that it is important for them to look into tax increment reinvestment zones (TIRZ's) to help alleviate costs.
